The benefits of getting a rebate for buying your new home

Where does the money come from?

As a home buyer, you’re probably not aware that it costs you absolutely nothing to have a buyer's agent show you homes, negotiate the best deal, and do all the heavy lifting as far as paperwork goes. The buyer's agent is paid a "finders fee" that is offered on all homes listed on the MLS from the listing agent.

This amount generally ranges from 2.5% to 3% of the price of the home and is already built into the price of the home before it's listed publicly. In fact even if you went straight to the listing agent representing the seller, that fee would just be collected by the listing agent, not saving you any money or offering any benefit. You might as well have a buyers agent to represent your best interests, since it doesn't cost you anything.

How much you stand to save

On average, a home selling for $400,000 with the listing agent offering a 3% BAC (buyer agent commission), the buyer agent commission would be $12,000. With ShowmeRebates.com, you could get a rebate as high as $6,000 on a $400,000 home (could be lower, depending on agent, home, or BAC being offered).

This rebate could be in the form of a check at closing, reduction of the price of the home, or a credit towards your closing costs. Each agent and/or lender will require something different. Some loans will allow for a check at closing, while others will require it to be a credit towards closing costs. Either way it's a win for you!

If you’re not sure about which one will work for you, no worries—the agent you go with will walk you through the best option for you and the lender you are working with. Real estate rebates have been around for decades, although not advertised or easily found. That being said, realtors are increasingly seeing an interest from clients who want to purchase a home with an experienced and trusted agent offering rebates.
