Where does the money come from?

As a home buyer, you’re probably not aware that it costs you absolutely nothing to have a buyer's agent show you homes, negotiate the best deal, and do all the heavy lifting as far as paperwork goes. The buyer's agent is paid a "finders fee" that is offered on all homes listed on the MLS from the listing agent.

This amount generally ranges from 2.5% to 3% of the price of the home and is already built into the price of the home before it's listed publicly. In fact even if you went straight to the listing agent representing the seller, that fee would just be collected by the listing agent, not saving you any money or offering any benefit. You might as well have a buyers agent to represent your best interests, since it doesn't cost you anything.

How much you stand to save

On average, a home selling for $400,000 with the listing agent offering a 3% BAC (buyer agent commission), the buyer agent commission would be $12,000.
